What services do you offer?
We offer a full range of vacation rental management services including property marketing, guest communication, booking management, housekeeping, maintenance, and financial reporting. We also offer property preparation services including remodels along with furnishing and styling that is specific to short term rental needs.
How did you start GQ MGMT?
We started with just our house that we remodeled from the ground up. Within the first year we did over $200K in revenue. We knew we needed to HELP others do the same. So we took courses and got certified so that we can be the best. Then we started offering our services to our clients.

We don't only want make sure the property is running okay, but we make it a revenue driver. By getting creative with pricing & marketing strategies, partnerships with vendors, and unique service offerings, we find every way to increase revenue to the property.
How do you handle guest check-ins and check-outs?
What makes us different from any vacation rental management company is we become more than a property manager, we become your business partner. We don't only want make sure the property is running okay, but we make it a revenue driver. By getting creative with pricing & marketing strategies, partnerships with vendors, and unique service offerings, we find every way to increase revenue to the property.
What is your process for screening guests?
Unlike other management companies that just depend on the screening done by their online travel agency for the person booking only, we take it another step and screen guests through a combination of an identity verification platform, review of past stay history, and direct communication to ensure they meet our standards. We also require for all guest included in the reservation to complete a check in form. Additionally, we require an incidental deposit to be able to stay at any of our luxury properties.
How do you handle property maintenance and repairs?
When we onboard a new property, we inventory all appliances and electronics to keep record of warranty information. This protect the profits and minimize expenses. We have a dedicated maintenance department available 24/7 to handle any repairs or issues that may arise during a guest’s stay. We also conduct inspections after each guest's departure and before each guest's arrival to maintain the property.
What are your management fees?
Our management fees are 15-25% of the rental income (dependent on the location). This includes all of our services from marketing to maintenance. A one time onboarding fee of $2000 that covers Videography & Photography + Editing, Content Creation, Inventory & Warranty Discoveries, and a monthly tech fee of $250 deducted from earnings to maintain the listings subscriptions, social media, and software.
How do you ensure a high-quality guest experience?
We provide a 5-star experience by combining hotel luxuries with the comforts of home. Our 24/7 concierge team ensures clear communication, detailed property information, and prompt responses. We maintain clean, well-stocked properties and welcome guest feedback to continually improve. We go above and beyond to meet all guest needs.
What happens if a guest damages my property?
Prior to check-in, we require an incidental deposit to cover potential damages. In the event of damage, we promptly handle the claims process and coordinate repairs. If repairs exceed the deposit, an additional claim is opened with the OTA (Online Travel Agency).
Can I terminate the management agreement if I’m not satisfied?
Yes, our agreements include a termination clause with 30 days' notice. We require a minimum of four months to give the property the opportunity to build traction. We are confident that you will not only be satisfied by your property's performance, but the dedication of our team to give you a wonderful, trustworthy, and transparent experience!
